How Much Does It Cost to Move a 3-Bedroom House?

A three-bedroom house is the most common size of household move in the United States, and it is also the size at which the price stops being trivial. Small enough that people try to do it themselves, big enough that the difference between a good decision and a bad one is measured in thousands.

The honest answer to “how much does it cost” is three different numbers, because a three-bedroom move is priced three different ways depending on how far it goes. Here they are, with the arithmetic behind each one.

Local: it is an hourly job, and hours are about access

Under about 100 miles, movers do not price on distance at all. They bill by the hour, and the bill is crew size × hourly rate × hours on site, plus a travel fee for getting the truck to you and back.

For a three-bedroom home the normal crew is three. At $40 to $50 per mover per hour, six to nine hours on site and a $75 travel fee, that lands at $795 to $1,425.

The spread between those two numbers is not about the house. It is about how long the house takes, and that is almost entirely down to access:

• A long carry from the truck to the door adds an hour or more across a whole house.
• Stairs without an elevator, or an elevator that has to be booked, do the same.
• A street the truck cannot legally park on means a shuttle, which is another vehicle and another crew hour.
• Packing that is still going on when the crew arrives is charged at the crew rate for every minute they wait.

If you tell the company about all of that before they quote, you get a realistic hours estimate. If you tell them on the day, you get the top of the range and a crew that is behind schedule.

Long distance: it is a weight job, and weight is guessed from bedrooms

Past 100 miles, the formula changes completely. Carriers price on weight and distance. Because nobody weighs your furniture before quoting, home size stands in for weight — a three-bedroom home is treated as roughly 2.3 times the load of a studio.

That is why the long-distance columns in the table scale the way they do. At $5.75 per mile for a three-bedroom home on a full-service truck, 500 miles is about $2,900 in the middle of the range, 1,000 miles about $5,750, and 2,500 miles about $14,400.

Two things follow from pricing on weight:

A survey is not optional. Any long-distance quote given without a video walkthrough or an in-home visit is a guess that gets revised upward when the truck is weighed. The revision is binding on you.

Every box you do not move is money. Selling or donating the contents of a spare room before a cross-country move routinely takes a four-figure sum off the bill, because a three-bedroom home that ships as a two-bedroom load is priced as one.

Where the real spread is: service type, not company

Look at the 1,000-mile row again. Full service, container and freight for the same house on the same route span from about $2,500 to about $6,900. That gap is far bigger than the difference between any two reputable full-service carriers. How you move matters more than who you hire.

• Full-service — a crew loads, drives and unloads. Highest cost, least work, fastest, and your goods are under the carrier’s liability the whole way.
• Container — delivered to your kerb, you load at your own pace, they drive it. About 28% cheaper than full service on this distance, and it doubles as storage if your dates do not line up.
• Freight trailer — you load a marked-off section of a shared trailer. About half the full-service price, with wide delivery windows and all the labour on you.

For a three-bedroom home the container is often the sensible middle: the saving is real, and you are not loading a 28-foot trailer single-handed on a deadline.

The four things that are never in the headline number

Every figure above is transport. These are not, and for a three-bedroom home they are not small:

1. Packing. Labour and materials commonly add $300 to $2,000. A three-bedroom home has a lot of kitchen.
2. Storage. If the new place is not ready, a month in the carrier’s warehouse plus a redelivery can add several hundred dollars or more.
3. Specialty items. Pianos, safes, large aquariums and gun cabinets are priced per item, usually $150 to $600 each.
4. Full-value protection. The basic liability included by law pays 60 cents per pound — about $18 for a 30 lb television. Full-value coverage costs more and, on a long haul with this much handling, is usually worth it.

Ask for all four in writing before you compare quotes. A carrier that is cheap on transport and expensive on everything else is not cheap.

Three ways to bring the number down

Move mid-week, mid-month, off-season. Roughly 70 percent of moves happen between May and September, and a Tuesday in February is routinely 20 to 30 percent cheaper than the last Saturday in July for an identical shipment.

Pack yourself, except the fragile things. Boxes are free from most retailers; the only items worth paying a professional to pack are the ones you would cry about breaking.

Get three written quotes on the same inventory. On a three-bedroom long-distance move, the spread between three legitimate quotes is regularly four figures. Not getting them is the most common way people overpay.
